OFWs invest at Tierra Maria Estates

 

 “I was looking for a farm subdivision lot where my parents, who are now in the US, can retire. I narrowed my choices to several projects but eventually decided to go for Tierra Maria Estates because it offers the greatest value for my money,” said Brian Nicolas, an IT analyst based in Japan, and one of the OFW lot owners at Tierra Maria Estates.

He added that the combination of great location, amenities and affordability is something no other similar developments can match.

How would you like to retire in a farm subdivision, where the air is fresh and clean, the weather is cool, the surroundings are dotted with fully grown trees and wildflowers, and soil is ready for planting?

In truth, not only retirees and balikbayans are yearning to make a home in such a place, said Christine M. Rayos of the family real estate firm Mary’s Garden Realty Corp. “Even young executives want to live close to nature. We are getting a lot of calls from younger buyers.”

The growing market for relaxation-seeking urbanites has prompted Montinola’s firm, headed by her father Antonio J. Montinola, to offer a farming subdivision that will cater to a broader market segment.

At 33 hectares, the Tierra Maria Estates in Lipa City, Batangas, is for both young families and the nature-seeking retirees and balikbayans. To ensure a peaceful, more intimate community, it offers only 328 lots, at 750 to 1,200 square meters.

“The idea is to provide space to leisure farmers within their lots,” said Antonio Montinola. “They can build a house in one fourth of the total land area and make the most of the rest, like engage in backyard farming and aquaculture.”

Most of the vegetation in Tierra Maria consists of lush, mature fruit-bearing trees that were retained to preserve the land’s ecosystem, and for the residents to enjoy. The environment-conscious Montinola added: “Before you can cut any tree in your lot, you will need the developer’s permission first.”

Building a spiritually uplifting community in Lipa City

IT WAS ANTONIO MONTINOLA’s devotion to the Virgin Mary that brought him to Lipa City in Batangas where he regularly visits the Carmelite Convent of Lipa, site of the mysterious “Shower of Petals” on a visionary nun in the 1950s. In one of these visits, he stumbled upon a pristine forested area that he soon developed into the city’s newest residential farm community.

As president of Mary’s Garden Realty Corp., a Negros Occidental-based development firm, Montinola envisioned Tierra Maria Estates to be a farm estate community where residents could enjoy a healthy as well as spiritually uplifting lifestyle.

“Tierra Maria Estates sits on a 33-hectare property of slightly rolling terrain filled with mature, fully grown acacia, mahogany, coffee, coconut, langka, dalandan, and lanzones as well as varieties of flowers. We decided to keep these natural features intact and as much as possible, do constructions around them,” Montinola said.

Retaining natural beauty

Montinola tapped the services of the country’s leading master planner, Palafox Associates, as design consultant for Tierra Maria Estates.

“Architect Felino ‘Jun’ Palafox Jr. did a great job in retaining the natural beauty of the place, keeping intact the lush foliage, the fully grown fruit-bearing trees and created several landscaped parks that highlighted the property as a recreation and meditation haven,” Montinola said.

Spaciousness would be one of the community’s major attractions: with lot cuts ranging from 750 sq m to 1,200 sq m (price ranging from over P1.3 million to P2.5 million). Montinola said only a quarter of the property would be allowed for the house. “The soil is so fertile that one can raise just about any crop, produce or flowering plants,” he attested.

Perhaps what could differentiate Tierra Maria Estates from other farm estates would be the several Marian Parks and meditation gardens within the development.

“The whole place is like a refuge and since Lipa City is dubbed the ‘Rome of the Philippines’ (a number of seminaries, convents, monasteries, retreat houses and a famous cathedral are located in it), we decided to bestow the place with the same ambiance,” he said.

Tierra Maria Estates will offer only 328 lots so the residents will be able to enjoy the amenities to be offered. These include a clubhouse, pool and sports facilities, jogging path, camping areas, and a bird sanctuary.

“It will be a complete farm estate community and I believe a lot of families and individuals would find the location quite attractive: located in Barangay Anilao, Lipa City, Batangas, which is easily reached via the South Luzon Expressway and the Southern Tagalog Arterial Road (Star) Tollway. The place is exactly two kilometers from the Carmelite Church along the National Road (toward Padre Garcia),” Montinola said.

Tierra Maria promotes organic vegetable garden


GARDENING adds quality to the way you live, and might even add quantity to your life.

5. Grows healthier plants. A simple mulch of pine needles will help to suppress the growth of weeds and keeps moisture in, thus growing more robust vegetable and fruit bearing plants. In addition, organic vegetables have been proven to contain a higher concentration of nutrients.

Another great benefit of organic gardening is that the foods you produce will have a longer shelf life and taste a whole lot better. Research has shown that without additives and other such elements, organic foods can be stored better and longer than foods with chemicals and processes.

6. Saves the environment. Poisons are often washed into our waterways, causing death to the native fish and polluting their habitat. Organic gardening practices help to keep the environment safe for future generations.

7. Healthier for the body. Most importantly, when you produce organic foods, you are producing all natural, safe, and much healthier foods. These foods will have a greater amount of nutrients and minerals within them than those grown with the help of commercial precuts. You are reducing your family's risk of ingesting harmful additives and pesticides, and increasing their nutrition at the same time.
